When I presented the Comparative Market Analysis they were on board with both pricing strategies I went over with them depending on the market condition at the time of the listing.
From there we got the house ready for the market and decided the approach we felt would benefit their pockets the most. Once we listed it and had immediate showings and interest. We also had showings getting cancelled due to an offer being registered.
Buyers can be scared off from listings and offer competitions so I had to work with the cooperating agents to try and get showings on this property for the benefit of my Sellers. I worked with three Realtors who had cancelled showings and got all three to bring their Buyers to the property, but even more important we received two offers from those three.
This helped us reach 5 total offers, and push the sale price higher for the benefit of my Sellers!
